Hotels stopped treating the gym as an afterthought. It became the anchor.

For a long time the hotel gym was a windowless room with two treadmills and a stack of towels, an amenity in the technical sense that no one designed with any real intent. That era is ending. Across hospitality, wellness has moved from the basement to the center of the pitch, and the reason is money.

Wellness real estate, the category covering homes, hotels, and communities built around health, reached $876 billion in 2025 and is projected to nearly double to $1.8 trillion by 2030, the fastest-growing segment of the wellness economy by the Global Wellness Institute’s own account. Developers and hoteliers have read that number and drawn the obvious conclusion: the wellness floor is no longer a cost of doing business. It is increasingly the thing that sells the building.

From amenity to anchor

The shift shows up in how projects are designed. Luxury hotels now lead with spa, longevity, and recovery rather than tacking them on. Resorts build programming, not just facilities. The wellness offering has become a differentiator in a crowded market, the reason a guest chooses one property, or a buyer chooses one address, over another.

When the spa starts selling the suites, wellness has stopped being a line item and started being the strategy.

The gap the money creates

Here is the opening. Developers and hoteliers know how to build square footage. What most of them do not have is anyone who knows how to program a longevity offering, staff a recovery floor, hold a medical partnership to standard, and run the space to a level guests actually return for. The amenity gets built. The operating capability rarely comes with it.

For an operator with real experience, that is a more durable business than another membership: being the party a developer trusts to concept, staff, and run the wellness floor they have decided they need. The buildings are already being designed around health. The question worth sitting with on Monday is whether you are positioned to be the one they call to run it.
